Other than purchasing land to build on, the first things are to find a plan that will fit your lifestyle and budget and get a quote or cost estimate on it.

Email, text, or bring a plan you find on the internet or even a hand-drawn floor plan to us. We can most often get a close estimate of the cost for you in a couple of weeks, or a bit longer, depending on our workload.

Schmidt Builders LLC does some in-house drafting. Although we are not architects, we can draft plans that meet permit requirements.

We quote each home individually based on its own merits. Price per square foot varies with the number of bathrooms, how large the kitchen is, and various other factors.

Some time is required to get the necessary permits. Other factors affecting the amount of time from signing a contract until starting to build; are weather, our current workload, and getting final confirmation on some plan details.

Some questions will come up during the building process. We try to stay ahead of the game by using construction management software that brings up most of the questions well ahead of the time answers are needed.

Yes, “Allowance items” are where you have choices. Items not listed as allowances or otherwise spelled out in the contract will be purchased at the discretion of Schmidt Builders LLC with regard to brand, quality, etc.

It is a good idea to start looking as soon as you have signed a contract. It may not be necessary to purchase the items immediately unless they have extended lead times. Schmidt Builders does not provide storage for “allowance items.”

Schmidt Builders LLC is Commercially and Residentially licensed in the State of Louisiana and carries General Liability and Workers Comp. Insurance as required by law.
